Planning permission was granted on appeal for the demolition of two existing dwellings and the erection of 5 detached dwellings following a Hearing held on 15/06/06.
In allowing the appeal the Inspector found that the main issues concerned the effect of the proposal on the character of the surrounding area and the impact of the proposal on future occupiers by virtue of the garden sizes proposed.
With regard to the first issue, the Inspector found that the proposed dwellings represented an improvement over the existing dwellings with overall proportions and architectural detailing respecting the character and appearance of the best of the existing housing in the road.
Turning to the second issue, the Inspector found that the Council has no supplementary planning guidance on the size and location of outdoor amenity space. In his experience gardens of the size and location proposed are not uncommonly found in development of this kind.
